 This short leasehold flat was offered to us on the basis that the seller wanted a very early exchange of contracts, there were just under 10 years to run on the lease.   After agreeing terms we were able to proceed to a very early exchange of contracts and we are always very committed buyers of properties of properties held on short leases.

  This flat was for offer to us by somebody who wanted a very early exchange but a delayed completion so they could sort out their onward move.  Terms were agreed, part of the deposit released to the seller to help them cover costs etc.   Properties such as this where a seller requires an early commitment and a practical approach to completion are the sort of thing we regularly purchase.

In a joint venture with the owners of this block we obtained planning consent and undertook construction of a stunning two bedroom, two bathroom penthouse with terracing to all sides offering incredible views of London.  We are always interested in further rooftop developments.  

We purchased this unmodernised vacant two bedroom maisonette together with garage and private garden, all on a short lease.   The seller required a quick sale and chose Hurstpath over several other bidders.   We proceeded to a very early exchange of contracts without the need for a survey or valuation etc.  We are very keen purchasers of properties held on short leases anywhere within the M25. 

We purchased a 1 bed flat on an 8 year lease in this well regarded block.  The flat hadn’t been on the market for almost 50 years.  The seller required a quick sale and contracts were exchanged within 24 hours.

We purchased an unmodernised studio flat held on a short lease.  A lease extension was purchased and we have now completed a comprehensive refurbishment .  These photographs show the property in its unmodernised state and the contrast with what is now a beautifully refurbished apartment which was sold within the first week of marketing.

This 2 bedroom split level flat was purchased from a seller who required a very fast exchange and completion.   The seller had been let down by 2 previous purchasers and needed certainty.  The price was agreed and an early exchange and completion achieved.  

We bought this property subject to an assured shorthold tenancy.   When the tenant leaves later this year the property will be modernised and sold via the agent we bought it through.  

 

We purchased this detached house arranged as 3 self-contained flats all in need of some improvement.   After a pre-application to the Local Authority and subsequent discussions we were able to secure consent to extend the building outwards and upwards to create 4 desirable apartments.   

We have recently purchased this one bedroom flat let on an assured shorthold tenancy.   The flat is in fairly good condition, it will require some improvement when the tenants leave.  It is currently held on a lease with circa 68 years left to run.  We have served a Section 42 Notice on our Landlord and once the lease has been extended and the flat modernised it will either be sold or retained.  

This property has been purchased on a short lease, circa 46 year unexpired.  We have served a Section 42 Notice on the landlord with a view to extending the lease.

This flat was held on a lease of 20 years.   We purchased very quickly from the seller who had a requirement to complete an early sale.   We served a Section 42 Notice on our Landlord in connection with a lease extension.

 

This townhouse is in a favoured position just by Swiss Cottage tube station.   We were offered the opportunity on the basis we proceed very quickly and contracts were exchanged within an hour of receipt with completion the following week.   This property has gone into stock and will be refurbished once the tenants vacate.  

This two bedroom ground floor maisonette was purchased vacant and on a short lease.   The lease was extended and the property comprehensively refurbished before it was placed on the market and sold.   The photographs give some idea of how much work was undertaken to transform this property.

This property was acquired in 2015.  Arranged as 4 flats for many years the property is ripe for modernisation and further development. We successfully obtained planning consent for a further two flats.    

This property was totally unmodernised and subject to several housing enforcement notices from the Local Authority.   Nobody had lived in the property for 35 years.  We have complied with the Council’s requirements  and the property will be sold during the course of this year.

 

This property was held on a very short lease, circa 22 years.  It was purchased and sold to an investor.

These two adjoining properties had been knocked into one house to accommodate a large family.   We purchased the properties from a housing association and put in hand works to reinstate them as two cottages before selling them.

A third floor flat in this building was purchased on a 5 year lease. we served a Section 42 Notice on the Landlord with a view to extending the lease.

We bought a plot of land in  East Grinstead with planning for two houses which we built in 2014/2015.  The properties we have now been sold.

This ground floor flat is in an excellent position close to Streatham Common.    It was poorly arranged and the garden set up was less than ideal.  We redesigned the internal accommodation to change the property from a  one bedroom  to a two bedroom, two bath flat without the need to extend.   We entered into a deal with the freeholder to extend the lease and together with our fellow lessee we swapped the gardens around so as to unlock the full potential here.   The flat was sold via local agent.  

We purchased this one bedroom flat on a short lease with a terrible layout.  We have reconfigured the accommodation and are currently in the process of extending the lease.  The flat is on the market and will be sold shortly.

We purchased this totally unmodernised one bedroom first floor flat on a short lease.   We undertook some repairs to the exterior and a makeover of the internal common parts together with a comprehensive refurbishment of the flat itself.   We obtained a lease extension and the flat was eventually sold to a first time buyer.
