The seller of this 2 bedroom garden flat had gone overseas and their sale had fallen through.  They needed a very quick exit.  Hurstpath were able to agree terms and proceed to an early exchange and completion.

This 2 bedroom ground floor flat had been empty for many years and was in poor condition as the photos and video show. The property as held on a shortish lease, several sales had fallen through and the sellers needed somebody who could perform quickly. We were able to exchange a contract very soon after receipt. We are always keen on unimproved properties, we will take them with short leases and we are happy to perform very quickly.

We purchased a flat in a popular block in Streatham Hill. It had been empty for many years and was in poor condition throughout. We undertook a comprehensive refurbishment and will add the property to our letting portfolio.

We purchased the above property, an unimproved first floor 3 bedroom maisonette from executors. A simple and straightforward transaction for all parties involved. The property had a short lease. We are always looking for vacant leasehold properties.

We purchased this unmodernised house from executors who required a quick sale. They had lost a previous purchaser over questions/issues about the title and condition and we were able to take a view and exchange very quickly. We are always looking for properties in Croydon.

We purchased the above house unconditionally and it had been the subject of several failed planning attempts. Having engaged with the Local Authority via a pre-app we were able to achieve planning consent for a new build development of 5 houses. We are always looking for houses with potential and will buy both conditionally or unconditionally.

We purchased this flat on a short lease and with a tenant who didn’t have a valid agreement.  Over a period of time we helped to relocate the tenant before undertaking a comprehensive refurbishment, see video attached.  We are always seeking refurbishment properties in London and the outer suburbs. This flat has now been sold.

They don’t come much worse than this one! We purchased this house which had been empty for at least 30 years, as the video shows it was in very poor condition. We were able to offer the seller a very early exchange and completion and our purchase was made blind given that all of rooms were full from floor to ceiling with junk. We have an ongoing appetite for this kind of purchase, anything in this condition always appeals to us.

We purchased this unmodernised property with exchange and completion both taking place in the first week 2020.  The photographs give an indication as to the amount of work required here.  We are a very committed buyer of properties requiring comprehensive refurbishment programs.  We are able to proceed very swiftly without the need for surveys, valuations or bank loans.   ~

This is a freehold garage with some garden land which was dominated by a large tree.   We obtained consent from the Local Authority to remove the tree.  Our architect is liaising with the Local Authority so as to work up a scheme for the site which is in a desirable residential location.  We were able to proceed quickly on this site unconditionally and without owning the second garage which we now also have under our control.   We are keen buyers of land, garages etc. on an unconditional basis.

This freehold shop and upper parts was purchased tenanted.  We obtained planning consent to convert the upper parts into 2 self contained flats.  The shop has been re-let to a specialist food retailer.

This partly derelict, abandoned house was in very poor condition, the executors had been let down by a previous purchaser who failed to complete and we were able to exchange and complete very quickly allowing them to exit and move on. The property will shortly have planning permission for 3 self-contained apartments.   Unmodernised and derelict properties are amongst our favourite things to purchase.
